We’re Here to Help

**Selling land can be confusing — especially if you haven’t done it before.**

Every property is unique, and every landowner has different questions.  This page is designed to give you **clear, honest answers** about how our process works, what we look for, and what you can expect when you request an offer from Upside Avenues.

We keep things simple, transparent, and respectful.  No pressure. No obligations. No guesswork.

Browse the sections below to find answers to the most common questions landowners ask — and if yours isn’t listed, we’re always happy to help.

Getting an offer is simple. Just fill out our short property form with a few basic details about your land.
Once we receive it, our team will complete some quick initial due diligence.
After that, we’ll send you a fair, no-pressure cash offer — usually within 48 hours.
There are no fees, no obligations, and no commitments.

Submitting your property details allows us to review your land and give you a clear, data-based cash offer — without agent fees or long waiting periods.

When you submit the form, you’ll receive:

  • A fast, no-obligation cash offer
We evaluate your land and send a straightforward, market-based number — typically within 48 hours.
  • A simple process handled by real people
Your information goes directly to our small team. No call centers, no automated bots, no endless back-and-forth.
  • Zero fees or commissions
There’s no cost to request an offer, and if you choose to sell, we cover all closing costs.
  • A serious review for serious sellers
We respect your time and ask the same in return. If you’re genuinely considering selling your land, submitting the form is the fastest way to get real answers and a real offer.

Absolutely. If you prefer to speak with someone directly, you’re welcome to call us at (725) 318-5098.

Just a heads up — we’ll ask the same basic questions that appear on the website form, since we need that information to evaluate your property accurately.

We operate with a 24-hour callback policy on business days, and you will always hear back from a real person — not a call center or automated system.

Most land sales close in 2 to 6 weeks, depending on the title company’s workload and the property’s documentation. Some closings take longer — especially if there are issues that need to be cleared — but we keep you updated every step of the way. Closing time depends on factors such as:

• how quickly the title company completes their work • whether any title issues need to be resolved • how busy the closing office is • whether required documents are available • whether probate or heir documentation is involved • county or state processing times for recording

The fastest closings happen in about 2 weeks, but accuracy and clear title always come first.

All payments are handled securely through the title company, just like any standard real estate closing.
They verify all documents, manage the funds, and ensure everything is completed safely and professionally.

You can choose how you want to be paid by simply informing the title company.

Your options typically include:

  • wire transfer
  • cashier’s check
  • certified funds

Working through a licensed title company gives you a safe, transparent, and reliable payment process — and puts you in control of how you receive your funds.

In most cases, you don’t need to gather much at all. We can verify almost everything through county records.

Typically, all we need from you is:

  • your name
  • the parcel number (APN)
  • the property address or legal description
  • your contact information

Everything else is handled through the title company.

Most sellers simply complete our property form — it includes all the key details we need to begin our research and prepare your cash offer.

Selling vacant land is very different from selling a house, and many realtors aren’t specialists in land.
Because of that, a lot of landowners choose to sell directly instead of listing it with an agent.

If you want to sell your land without a realtor, you generally have two choices:

  1. Sell it yourself

Selling land on your own is possible, but it’s usually a long, hands-on process.
You’re responsible for:

    • finding and screening buyers
    • answering calls, messages, and low offers
    • negotiating price and terms
    • handling contracts and disclosures
    • coordinating with title
    • managing delays
    • dealing with buyers who change their minds
    • waiting weeks or even months for the right buyer

It can work, but it often requires time, patience, and ongoing effort — especially in slower land markets.

  1. Sell directly to a land-buying company like Upside Avenues

This is the simplest option.

We review your property, handle all due diligence, work with a title company, and make the process fast, private, and hassle-free.

There are:

      • no listings
      • no showings
      • no commissions
      • no back-and-forth with buyers

Most landowners choose this route because they want certainty, speed, and a stress-free closing, without months of waiting.

In most cases, no.

Selling land works much like selling a home — the title company handles the paperwork, closing, and filing,
so an attorney usually isn’t necessary.

If you prefer to involve your own lawyer, that’s completely fine.
We’re happy to work with them at any stage of the process.

Just keep in mind that attorney fees are not included in our offer price.

Most landowners work with us because they want a simple, honest, and respectful selling experience.

As a small team, we treat every property owner like a real person — not a number in a call center.

Here’s what sets us apart:

  • Clear, no-pressure communication
You’ll always know where things stand. No pushy tactics, ever.
  • Fast, straightforward offers
We review your land and send a clear cash offer, typically within 48 hours.
  • Simple, stress-free closings
We handle the paperwork, coordinate with the title company, and cover all closing costs.
  • Direct purchase — no agents or commissions
You deal directly with us from start to finish.
  • Experience that actually helps you
We understand land, title issues, rural property quirks, and the unique challenges of vacant parcels.
  • Solutions for problem properties
We can help even when land has back taxes, unclear access, or questions about ownership.

Our goal is simple: make selling your land easy, transparent, and worthwhile —
without the stress or uncertainty of the traditional process.

Yes.

Upside Avenues purchases land directly from property owners.

We are not realtors.

When you work with us, you deal directly with our small team from start to finish —
no agents, no commissions, and no middlemen.

We specialize in vacant land of almost any size, location, or condition.

Some examples include:

  • residential lots
  • rural acreage
  • recreational or getaway land
  • desert parcels
  • waterfront or near-water parcels
  • hillside or sloped land
  • commercial lots
  • subdivision lots
  • multi-parcel packages
  • transitional or speculative land

We do not typically purchase properties with homes or major structures, since our focus is land only.

While we primarily buy land suited for residential, commercial or recreational use, we review all submissions on a case-by-case basis.

Every parcel is different, and what we do with the land depends on its location, features, and long-term potential.

In most cases, we either:

  • hold the land as an investment,
  • resell it to a local homeowner, builder, or land user, or
  • include it in a larger land package for future development.

Our team reviews each property individually to determine the best fit

Regardless of what we decide, the outcome never affects your offer, your closing, or your experience —
once you sell the property, our team takes care of everything from that point forward.

Our team has more than 20 years of experience across multiple areas of real estate — commercial, residential, construction, and vacant land.   When you submit your property, we take a close look at the parcel itself, including its location, access, usability, and overall market conditions in the area.

We use a straightforward evaluation process that considers:

  • the property’s characteristics
  • local land trends
  • county information
  • any unique features or challenges
  • the overall demand in the region

Once we review everything, we prepare a clear, no-pressure cash offer based on our experience and what similar land typically sells for in your area.

There are no fees, no obligations, and no commitments — just a simple, transparent offer you can review on your own terms.

Typically, no. We aim to make our strongest offer upfront based on the information available at the time we review your property.

In rare cases, if new or corrected information comes to light — such as updated acreage, access details, or recorded documents we couldn’t see initially — we may adjust the offer to reflect the accurate property characteristics.

If you believe there’s something important we should know about your land, we’re always open to reviewing it.

But in general, our offers are designed to be simple, straightforward, and final, so you know exactly what to expect with no back-and-forth.

Yes. We cover all closing costs associated with the sale, including:
  • title work
  • recording fees
  • escrow fees
  • notary
  • deed preparation
  • courier and settlement fees
You pay nothing out-of-pocket. The price we offer is the amount you receive at closing.  If there are back taxes, HOA balances, or other liens, we simply address those during the closing process so there are no out-of-pocket costs to you.

County assessed values are one of the many data points we review when evaluating a parcel.
They’re useful because they come from official county records — but they also have important limitations.

Assessed values can be:

  • outdated (often updated only once a year, sometimes less)
  • based on old or incomplete information
  • influenced by legal caps or local rules
  • incorrect due to reporting errors or missing data
  • unchanged for years, even if surrounding conditions shift

Because of this, assessed value gives us a general starting point, but it’s not the full picture.

When reviewing a property, we also look at:

  • its location and surrounding development
  • access (legal and physical)
  • topography and usability
  • local trends and demand
  • zoning and permitted uses
  • any unique features or challenges

We combine all of this into a simple, straightforward offer you can review with no pressure or obligations.

Back taxes are very common with vacant land, and they usually don’t prevent us from moving forward.

In most cases, we simply address any unpaid taxes during the closing process.

Here’s how it typically works:

  • If the amount owed is small, we often take care of it as part of the transaction.
  • If the amount is larger, we factor it into the offer so everything is handled at closing.

Either way, you won’t need to pay anything out-of-pocket.

The title company will verify the exact balance and make sure everything is cleared properly before the sale is completed.

Title issues are more common than most people realize, and they don’t automatically prevent a sale.

When you submit your property, we take a look at the title history and work with our title company to see what can be resolved.

Some issues the title company can often help clear include:

  • old or unreleased mortgages
  • unpaid taxes
  • missing signatures or clerical errors
  • deed inconsistencies
  • questions about past ownership

Every property is different, and some issues are easier to fix than others.

If a title issue can be resolved, we’ll guide you through the process.

If it cannot be resolved, we simply don’t move forward — and there is no cost or obligation to you.

Access is an important factor when evaluating a property, but land without clear access can still be considered.

Every parcel is different, and we review each one individually.

In many cases, access may come from:

  • frontage on a public road
  • recorded easements
  • platted subdivision roads
  • private road agreements

If your land doesn’t have documented access, don’t worry — just send us the property information.

We’re happy to look into it and let you know what’s possible.

No.

We buy land whether it has utilities or not.

Many of the properties we purchase have no water, sewer, electricity, wells, or septic in place —
and that’s completely fine.

If the property is in an area where septic is required, we may ask whether a perc test has ever been done,
but it’s not required for you to request an offer.

Every parcel is different, and we review the overall characteristics to see what’s possible.

That’s completely fine.

Most landowners aren’t sure about the exact dimensions — and you don’t need to be.

We can look up the parcel using county records, maps, and aerial imagery to confirm the size and boundaries for you.

Just send us the property details you do know, and we’ll take it from there.

No. A perc test is not required for you to request an offer.

If your property is in an area without public sewer, we may ask whether a perc test has ever been done,
but it’s not something you need to complete beforehand.

If the land has never had a perc test, that’s completely fine — we review properties like that all the time.

If a previous test failed, just let us know, and we’ll take a look at the overall situation.

Every property is different, and we evaluate each one individually.

Being in a flood zone doesn’t automatically disqualify a property.

Many waterfront and near-water parcels fall into these areas, and we review each one individually.

As with any property, we look at the land as a whole — its location, access, features, and overall potential.

If the other characteristics make sense, we may still be able to move forward.

The best thing to do is simply submit the property details, and we’ll take a look.

Wetlands don’t automatically rule out a sale, but they do affect how the property can be used.

In general, we look at wetlands on a case-by-case basis.

If only a portion of the parcel contains wetlands — or if the property still has usable areas — we may still be able to move forward.

If the wetlands cover most of the land, the options may be more limited.

The best next step is simply to submit the property details.

We’ll review the maps, regulations, and overall characteristics and let you know what’s possible.

This situation is very common, and it doesn’t automatically stop a sale.

What needs to happen depends on how the property was originally titled.

If the owners were listed as joint tenants with rights of survivorship, the surviving owner can usually move forward once a death certificate is recorded.

If the deed does not include survivorship rights, the property may need to go through probate before it can legally be sold.

We don’t handle probate ourselves, but we can explain what the title company will require and help you understand the steps involved.

In some situations, we’ve stayed involved and helped sellers work through the probate process by coordinating with the title company and pointing them toward the right resources.  Every case is different, and we’re happy to guide you as much as we can.

If you’re unsure about the current status of the property, just submit the details. We’ll take an initial look and let you know what documentation may be needed.

No problem at all.

We can usually pull the recorded deed directly from the county or municipal records,
so you don’t need to have a copy on hand.

Just submit the property details you do know, and we’ll take care of the rest.

Not usually — but it depends on your goals.

We purchase mostly vacant or undeveloped land in many land-use or zoning categories (residential, agricultural, recreational/ open-space, rural, etc.). Land-use or zoning classification rarely disqualifies a property for us as a buyer.

That said: before we move forward, we always review the local zoning or land-use designation to make sure the property can be used in a way that matches typical land uses (vacation, recreation, holding, resale, etc.).

If zoning is unusual or restricted — or the local regulations are complicated — we’ll let you know what we see and how it might affect the land’s potential, without promising development or specific uses.

If you’re uncertain about zoning or land-use classification, that’s okay. Just submit the property details, and we’ll look it up for you.

Yes — we regularly buy land that’s located in HOAs.

If your property is in an HOA, we just ask for a few basic details so we can review everything properly:

  • the HOA or community name
  • the annual dues
  • any known restrictions
  • any required transfer, resale, or HOA fees

If you don’t have all the information, that’s completely fine — just share what you can, and we’ll look up the rest during our review.

No. In most cases, we only purchase the surface rights to a property, and mineral rights are not required.

If you’re unsure about whether you have mineral rights, or you know they won’t transfer, go ahead and submit the property anyway.
We review each situation individually.

Usually, no. Most of the land we purchase does not require water rights to be transferred.

If you’re unsure whether your property has water rights or needs them, don’t worry —
just submit the property details and we’ll take a look.

We evaluate each parcel individually based on the state and local guidelines.

No. There are no commissions, no fees, and no out-of-pocket costs when you sell your land to us.

We cover the closing costs, and there are no surprises or hidden charges.

The offer you receive is the amount you collect at closing.

There isn’t one.

We buy land directly, without agents, commissions, or complicated steps.

We review your property, make a straightforward cash offer, and handle the paperwork through a licensed title company.

There are no fees, no obligations, and no surprises — just a simple, transparent process from start to finish.

No — we specialize exclusively in vacant land.

It’s what we know best, and it allows us to keep the process simple and efficient for landowners.

If you’re looking to sell a house, a local real estate agent or home-buying company would be a better fit.
